It's time again for all Amberley Village citizens to go into action!
HILLS Communities has made a firm offer to the Ridge Club to purchase the Crest Hills property based on the zoning being changed to 91 one acre single family lots by either the courts or the Amberley Village Council. The Ridge Club membership has been sent ballots by their board of directors asking for approval.

Dear Ridge Club Member:
Earlier this month, the Board of Directors received an offer from Hills Communities for the purchase of the Crest Hills property.
The primary points of the contracts are as follows.
1) Purchase Price |
$6,250,000 |
2) Contingencies |
Re-zoning of the Crest Hills property for 91 single family one-acre lots |
3) Legal Expenses |
All legal expenses incurred after the purchase contract has been approved will be paid by Hills Communities |
4) Earnest Money |
$250,000 earnest money deposit |
5) Additional |
$5,000 per unit above 91 dwellings |
After complex discussion and debate, your Board recommends the acceptance of the offer. We feel that the acceptance of this offer will accomplish several goals. Firstly, Hills Communities will absorb all future litigation expenses in connection with the lawsuit. Secondly, they are seeking zoning for one-acre, single family lots only. And, finally, this will allow someone with local and community ties to become involved in the ultimate resolution of this issue which could result in the final sale of this property by the Ridge Club.
Ballots have been enclosed and you are requested to vote yes or no on the matter. Ballots are to be returned, to the Club in the enclosed envelope, by 5:00 p.m. on December 9, 2004. Your Board will be available to answer questions about the offer at our Annual Meeting scheduled for Monday, December 6, 2004 at 7:30 p.m.
